Am I Stupid? Realtors tell me I am...

Yes...that's what real estate agents from all over Cincinnati are telling me. They're telling me I am stupid. Others who are not as frank...tell me I've lost my mind.

Why?

Because of my crazy idea. It is so crazy that real estate agents don't believe me. I posted it in the MLS but no one seems to care. To them it's too good to be true...but if you're a real estate agent, what you're about to read is not only true...it's as good as it gets. What you're about to read will make you thousands of dollars more in commission in one house which will more than make up for the many listings you may have that expired because no one seems to buy a house in today's market.

What is my crazy idea?

I am offering 10% co-op when "normal FSBO sellers" are offering 3%.


Crazy? You be the judge.
Real estate agents are asking me - "Why not just list the house with me for 6%?! You get "full service" versus 10% co-op." For normal sellers...maybe 3% or 6% commission will fly. But you see...I am not a normal seller.
I am a crazy seller.

with this slow market we're having.
YOU deserve more...
specially if you find me a buyer. I am a real estate investor and I hate having vacancies.
So if you're a real estate agent, keep an open mind and hear me out. I will be quick because I don't want to waste your time. This Sunday only - February 11, 2008...if you find me a buyer for my house, at my price...
I will give you 10% co-op!

10% co-op is unheard of...and it's the biggest co-op on the planet. To be honest, with this lousy real estate market we're having right now...if the house becomes 6 months vacant... by the time I pay my holding costs and real estate agent commissions and closing costs, I will have lost 10% of the value of the house anyway. So why not just give 10% commission to YOU and get my house sold NOW, versus waiting 6 more months and end up with the same expense?
You win by getting higher commissions.
I win by getting my house sold NOW.
We're both happy.
Where's this house? It's at 7655 Hyatts Ln., in Maineville OH. We're going to have an open house this Sunday from 1-4 PM. The 10% co-op expires this Sunday and this Sunday only...and when it's gone...it's gone forever.

Why is there a deadline? Well everyday the house is vacant I am losing money. So, help me by selling my house NOW. I hate giving it to my lender (as carrying costs). ACT NOW! Make the calls and bring in as many buyers as you can to my house this Sunday.
In fact, I am going to give you a bonus if you bring as many people as you can. (Here we go again...another crazy idea...)

How about this...bring people to my open house and ...
I will even pay for the cost of your gas?
Huh?
I will raffle off a $50 GAS CARD.

The more people you can bring to my open house...the higher your chances of winning the gas card. I don't care if these people are buyers or your neighbors, or your friends or family...or even other real estate agents. I believe the more people attend the open house...the more buzz it will create and who knows...maybe my real buyer will be referred by the one of the curious neighbors who will go to my house just to see what the fuss is all about.
That's it my beloved real estate agents. Find me a buyer who'll buy my house at my price and I'll give you 10% co-op. Just come to the Open House and get a chance to win $50 FREE GAS!

P.S. I have other houses. If you deliver and sell my house this Sunday, I will give you a chance to sell my other houses. I am working right now on a $500,000 house. 10% co-op on that one is mind-boggling. $50,000 is one year's income for most real estate agents...how about getting that with one house!
P.P.S. If you bring buyers and they don't buy my house this Sunday, not only are you going to get a chance to win a $50 Gas card...but if we buy another a house and you sell it to one of your buyers who'll come this Sunday...you get 6% commission - not a paltry 3%. DOUBLE COMMISSION - baby - yeah! (sorry..been watching too much Austin Powers...maybe that contributed a lot to my craziness)
P.P.P.S. I forgot to mention the price of this house I am selling this Sunday is $159,900. 10% co-op means you will get $15,990 in commission! I want to bribe you my dear real estate agents to deliver me buyers this Sunday. Can you deliver?
